Our Services

General Home Inspection

We offer home inspections for both buyers and sellers of a home.  A general home inspection includes a thorough inspection of the home, including but not limited to - exterior, interior, plumbing, electrical, cooling, heating, bathrooms, kitchens, rooms, garage, roof, attic and thermal imaging.  A walkthrough with the inspector follows the inspection and then a detailed report is emailed within 24 hours. For sellers this can be a tool in getting ahead of the game and confident that your home is ready to sell.  For buyers this is a tool in knowing the overall state of the home you are interested in purchasing.

New Build Home Inspection

New build inspections by a third party have become more common these days. Before you set up your 4-way walk through with your builder and agent, we recommend a professional non-bias inspection by a third party (like us!) be conducted.
Give yourself a peace of mind that the brand new home you’re purchasing will be as close to perfect as possible!
A walkthrough with the inspector follows the inspection and then a detailed report is emailed within 24 hours.

Near-end Warranty Inspection

With every purchase of a home, we recommend the purchase of a great home warranty (we can recommend some) that will cover you 1+ year(s). Prior to that warranty ending, we perform a home inspection. A walkthrough with the inspector follows the inspection and then a detailed report is emailed within 24 hours.

Lead Paint Testing

Testing is conducted in different areas of the home (indoor and outdoor) to see if lead is present.  Testing results are instant and you will know by the walkthrough of those results. Why test for lead? Homes or apartments built before 1978 may contain lead paint and exposure to lead-paint dust or chips can cause serious health problems. Children and pregnant women are at higher risk. Lead paint was banned from use in the USA in 1978.

Radon Testing

Radon test will be set up and monitor levels over a span of 48 hours (or more if necessary). Radon test results will be available at the end of those 48 hours and emailed to you. Radon is a gas that seeps into your home through the foundation and caused by the break-down of the granite in the earth. Radon is an odorless, colorless gas that isn’t easily detected without radon testing. It is considered hazardous to health because of its radioactive property.

Termite Inspection

Termites are more rare in Utah's climate, but we do have subterranean termites that can damage a house.
Many national mortgage lenders will require a termite inspection.
Many VA or FHA mortgage loans require a termite inspection.

Results will be discussed in the walkthrough and included in your detailed report.

Mold Testing

Mold Air Sample Testing is the most common test we perform. We perform highly sensitive air sample testing in the affected area or areas of concern.
When visible signs of mold are detected (or a mystery substance that you are concerned about exists) we can take surface samples to test the suspect area or substance. This is done in addition to taking air samples to determine the exact mold type of the visible mold.
Testing time varies and lab results will take up to 4 days to be completed, next day rush is available at an additional cost.

Methamphetamine Testing

Harmful Meth residue comes from the production, use, cutting, selling or distribution of methamphetamines. The level of contamination can vary greatly depending on the amount of activity at a property.
Meth testing in Utah is advisable, as methamphetamine contains cancer causing agents, is colorless and odorless. Lab results will take up to 4 days to be completed, next day rush is available at an additional cost.
